„Wenn etwas kleiner ist als das Größte, so ist es darum noch lange nicht unbedeutend.“ So sprach Seneca bereits vor 2000 Jahren. Entsprechendes ließe sich auch über Immobilien als Asset-Klasse in institutionellen Portfolios sagen. Bei den Kapitalanlagen deutscher Versicherer lag die Immobilienquote im Jahr 2001 gerade bei 2,8 Prozent. Angesichts des Gesamtvolumens der Kapitalanlagen von 944 Mrd. Euro sind dies jedoch 26 Mrd. Euro in Immobilien, so dass man bereits von einer eigenen Branche sprechen kann.
