Zusammenfassung
Die seit der Jahrtausendwende bis ins Jahr 2006 beobachtbare, nach oben gerichtete Preisdynamik auf den weltweiten Immobilienmärkten − mit der Folge einer dramatischen Zunahme der Vermögenswerte in den Portfolios der Wirtschaftssubjekte, des kreditfinanzierten Konsums und der intensiven Bautätigkeit – und die scharfe Korrektur der Immobilienpreise seit 2007 veranlasste die Zentralbanken und wirtschaftspolitisch Handelnden, die Wechselwirkungen zwischen dem Immobilienmarkt, der Realwirtschaft, dem Kreditmarkt und dem Finanzsystem theoretisch wie empirisch genauer zu untersuchen. Insbesondere bedarf es hierbei der Analyse der Immobilienpreise im geldpolitischen Transmissionsprozess und der Beziehung zum Konjunkturzyklus. Das Wachstum in den USA und anderen Volkswirtschaften basierte zum Teil auf durch steigende Immobilienpreise induzierten Konsum- und Investitionseffekten.
